The Growth Of Cypress Crossings Is Contingent On the Growth Of Panama City, FL
A small city needs one of two things to jack up housing demand: more people or wealthier people. Unlike the rest of Florida, Panama City hasn't really attracted either, mainly because it's isolated on Florida's panhandle.
The interstate highway system bypasses it, and the runway at the local airport isn't long enough to support anything beyond regional jets. But now Panama City is poised to host big airliners, more visitors - and a lot more buyers.
State and local governments and a top regional developer, St. Joe Co., are planning to build a new airport by 2008 at a cost of more than $300 million. Locals expect the new facility to open up the region the way Southwest Florida International Airport in Fort Myers helped drive a housing boom along Florida's southwestern coast in the 1980s.
"Panama City is an economy waiting to break out," says Steven Cochrane, chief regional economist for Moody's Economy.com. Other factors increasing demand: Property prices are still low by Florida standards, and the local market has already absorbed a price correction after peaking last year
A Brief Summary of Protective Covenants For Cypress Crossings
Land use and Structure type:
- Land is to be used for residential and recreational purposes only.
- One single family dwelling is permitted per parcel. Dwelling must be a site built home. No mobile homes, doublewides, or manufactured homes are permitted. One outbuilding is permitted per parcel.
- Dwelling must contain 1,400 square feet of heated living space with a minimum of 1,000 square feet on the first floor.
- All improvements must adhere to the building standards set aside in the Declaration of Reservations and Protective Covenants.
- The following are examples of some of the building standards:
- No exposed foundation
- Natural materials only, no vinyl or aluminum siding
- Earth tone colors
- Roof pitch minimum of 6/12
- Fully insured contractors
- No commercial timbering shall be permitted on any parcels. Clearing for home sites and driveways is permitted provided no more than 35% is cleared. Cutting of live oak tress should be avoided and any desired removal will require prior approval with the POA.
- No subdivision of parcels
- Household pets are permitted. Horses and ponies are allowed, however only 1 horse per fenced in acre. No swine, cattle, livestock, or poultry may be kept on any parcel.
- Camping is allowed for a period of seven (7) days out of a thirty (30) day period. Permanent dwelling in any type of temporary structure or trailer is not permitted.
- No parcel shall be used for any noxious or offensive trade; no junk cars may be stored on any parcel.
- Hunting is not permitted.
Property Owners Association:
- All parcels in Cypress Crossing subdivisions will pay an annual assessment of $700 for upkeep and maintenance of private roads.
- The property owners association is established to collect annual assessments and upkeep maintenance of the roads and also for enforcement of protective covenants.
